How long does it take to let a property?
On average, we are achieving agreed lets within around 2 weeks. However, every property is different, and some homes may take longer depending on market conditions, location, and demand.
Throughout the process, your dedicated sales negotiator will keep in regular contact with you, providing updates on marketing performance and advising on the proactive steps we are taking to secure the right buyer for your home.
What costs are involved in letting a house?
Letting a house involves several costs. You may need to continue paying your mortgage if the property is mortgaged, and there are ongoing expenses for maintenance and repairs to keep the property in good condition.
Landlord insurance is also important to cover the building, any furnishings, and liability. If you use a letting agent, their fees can add a significant cost, and it depends on the type of management service you choose, such as full management, rent collection, or tenant-finding only.
There are also legal requirements such as gas safety checks, electrical inspections, and energy performance certificates. You should also consider potential periods when the property is empty and not generating rent, as well as taxes on rental income and possible capital gains tax when selling.
Additionally, there may be costs for advertising the property and for furnishing it if you rent it out fully furnished.
Do I need an Energy Performance Certificate (EPC)?
In most cases, yes, an EPC is required by law when letting a property, as it provides buyers with information on energy efficiency and environmental impact.
However, some properties are exempt, including listed buildings, and temporary structures, such as parks homes.
If you don’t already have a valid EPC, we can help arrange one quickly and efficiently, ensuring your property meets the necessary requirements before it goes on the market.
Where do you secure my deposit?
The tenant’s deposit is securely held in the Deposit Protection Service. You must register the deposit with DPS and provide the tenant with the prescribed information, including how much was paid, the property it relates to, and the contact details for the scheme.
DPS keeps the deposit safe for the duration of the tenancy and ensures it is returned fairly at the end, either fully or partially, depending on any agreed deductions.
Do you offer a deposit replacement scheme?
Yes, we offer a deposit replacement scheme through Reposit. Instead of paying a traditional cash deposit, tenants can pay a small monthly fee to secure the property.
This provides the same protection to the landlord as a standard deposit while reducing the upfront cost for tenants. The scheme ensures that any legitimate claims for damages or unpaid rent can still be covered.
Do you offer any rent/legal protection?
Yes, we offer rent and legal protection through our referencing provider. This service helps protect landlords against rent arrears and certain legal costs, giving added security and peace of mind throughout the tenancy.
