Frequently Asked Questions

How much is my house worth?

Property values can vary depending on the current market climate, and prices often fluctuate with demand and local trends.

That’s why we always recommend arranging a free, no-obligation valuation with one of our experienced valuers.

Our team will provide expert insight tailored to your home and location, giving you an accurate understanding of what your property is worth in today’s market.

On average, we are achieving sales within around 9 weeks. However, every property is different, and some homes may take longer depending on market conditions, location, and demand.

Throughout the process, your dedicated sales negotiator will keep in regular contact with you, providing updates on marketing performance and advising on the proactive steps we are taking to secure the right buyer for your home.

Legally, you don’t need an estate agent to sell your home – but having a professional on your side can make the process much smoother, quicker, and less stressful.

From marketing your property to negotiating offers and managing the sales progression, an estate agent provides expertise and support at every stage.

Our team is here to guide you through the process, maximise your property’s exposure, and work proactively to achieve the best possible result for your sale.

When selling your home, the main cost to consider is your estate agent’s fee, which is usually a percentage of the final sale price and only payable once your property has sold.

You’ll also need to factor in conveyancing fees for the legal work, which often include charges for property searches and other disbursements. If required, survey fees may also apply. In addition, you may need an Energy Performance Certificate (EPC) if you don’t already have a valid one, as well as removal costs when it’s time to move.

Our team will be happy to explain all of these costs in more detail from the outset, so you have complete transparency and no hidden surprises.

In most cases, yes, an EPC is required by law when selling a property, as it provides buyers with information on energy efficiency and environmental impact.

However, some properties are exempt, including listed buildings, and temporary structures, such as parks homes.

If you don’t already have a valid EPC, we can help arrange one quickly and efficiently, ensuring your property meets the necessary requirements before it goes on the market.

It’s always recommended to get “legally prepared” by instructing a solicitor (or conveyancer) as soon as you decide to sell your home. This ensures all legal paperwork is in place and ready for when you agree a sale.

Your solicitor will handle contracts, property searches, and guide you through the completion process, helping to prevent delays.

Engaging a solicitor early also allows your dedicated sales negotiator to work closely with them, keeping your sale on track from start to finish.
