While it’s not essential, having a mortgage agreement in principle can give you a clear idea of your budget and show sellers that you’re a serious buyer. Our partner financial advisors can help you arrange this.

The process can vary, but typically it takes 8–16 weeks from offer acceptance to completion. Factors like chain length, mortgage approval, and legal work can influence timelines.

Your conveyancer or solicitor handles the legal aspects of buying a property, including searches, contracts, and transferring ownership. We can recommend trusted local professionals to assist you.
A survey assesses the condition of the property and highlights any potential issues. While not legally required, we strongly recommend one to ensure you know exactly what you’re buying.

In addition to your deposit and mortgage, you should consider:

  • Legal/conveyancing fees
  • Stamp Duty (if applicable)
  • Survey and valuation fees
  • Moving costs

Proof of funds

If you’re a cash buyer, you’ll need recent bank statements or evidence of accessible funds. If you’re using a combination of cash and a mortgage, be prepared to show documentation for both.
